Please read these Terms and Conditions before making any booking for Otter Cottage – Newton Stewart

Your booking

Your contract with Otter Cottages will begin when a payment has been made towards your stay and at that point an invoice will be raised and will be used as confirmation of your stay and will be part of the terms set out in this contract of Terms and Conditions.

We may offer you the option of provisionally holding a booking if you contact us by email and we will let you know how long that the provisional booking will be held for. If you do not confirm your booking by the agreed time, the accommodation will be released back into free availability for anyone to book.

All bookings are formally confirmed at the time of the invoice detailing the dates of your booking, the total amount payable, the non re-fundable deposit paid and any future payment dates. This will be sent via email.

You, as the person making the booking, will be responsible for all members of your booking and as the person in charge, must be at least 21 years old at the time of booking. We cannot accept bookings from anyone under the age of 21 years.

Payment for the booking

To secure bookings made more than 1 calendar month in advance you must pay a non re-fundable deposit of a third of the total amount payable for your booking. This will be paid at the time of the booking with the balance paid by the due date as set out in your invoice. This is usually 6 weeks prior to the start of your visit.

For bookings made less than 1 calendar month in advance, you must pay the total amount payable for the entirety of your stay at the time of the booking.

We reserve the right to pass on to you any bank charges and other costs which may incur if payment is made in a foreign currency, by any other method not normally accepted of if we have to re-present a cheque or process late payments.

If you do not make your payment by the date set out, we will send you a reminder by email or telephone. If you fail to make the relevant payment within 14 days of the date due, we will assume that you wish to cancel your booking. If this happens your booking will automatically be cancelled and the third deposit will be retained by us.

Accommodation pricing

We will periodically review and amend prices for our accommodation showing all updated prices on the website. Your price will not alter regardless of any amendments made and the total of your stay will be the amount on the invoice. We do reserve the right to correct errors in advertised prices and will advise you of any such errors at the time of booking.

All the prices include water, gas, electricity, bed linen and one set of towels per guest.

Cancelling your booking

If you wish to cancel a confirmed booking you must let us know as soon as possible. The closer to the start of the booking, the less likely we are able to recover the cost of re-booking the accommodation and therefore cancellation charges will be incurred.

Owners need to change or cancel your booking
